iC experts about usage of renewable energy recourses in real estate

Elena Rybak, Managing Director of iC consulenten Ukraine and Roman Tomyak, Sustainable Energy Engineer of iC consulenten Ukraine commented article of properytimes.com.ua on dynamics of renewable energy recourses usage in exploitation of real estate buildings :

Elena Rybak: “In the process of a new construction, advanced developers try to follow up new technologies in order to make a building strongly attractive and optimize exploitation costs in case if they will be responsible for exploitation. Clients segment for such real estate is smaller, due to its expensiveness. This trend will be changing soon, and exploitation costs per square meter with energy resources costs will become more important criteria when making decision to purchase or rent of real estate. More complicated problem is existing obsolete buildings both of residential and commercial real estate. Moreover, it is necessary to follow balanced approach in implementation of each potential modernization project. Often buildings constructed in 70s and 80s can be put in order –  thermally insulated, with modernized canalization networks, and energy efficient measures carried out  – to achieve reduction of energy costs. Given that such projects will be paying off for 10-20 years, I think that it is questionable perspective, for example, installation of solar photovoltaic panels on roofs of our panel blockhouses by tenants of the houses themselves. More interesting model is use of roofs for rent by interested companies for installation of solar photovoltaic panels and sale of energy with “green” tariff. Office center buildings owners could be interested as well if technical capacity allows”.

Roman Tomyak: “Widespread implementation of energy efficiency technologies (thermal pumps, solar collectors, photo galvanic systems) is blocked not only by its high cost, but that developers have no practical knowledge on reasonable of implementation of such technologies ”.

“In addition, despite that a range of construction norms and laws have been adopted at the State level in Ukraine, which compliant to the European standards, many of them are far from perfection, inconsistent with each other and require a serious revision”.
